Some farm house projects are attracting people by saying, you dont have to be a farmer to buy agricultural land / Farm land, can we trust them?

Sure, you can be partners as with any other business. You would want to seek the advise from a real estate attorney or tax adviser on what type of deed you would take ownership and if you should incorporate or stay a partnership.

You do not have to be a farmer but you will need to know how to maintain, pay for and make your investment work for you. So you need a plan. Talk to a Realtor for some advice if your plan is to develop or resell. Good Luck!
Reply:yes a group of people can buy agricultural land. i have bought agricultural land here in chennai and sold the same with a group of people by forming an aop (association of persons).

aop is when a group of people come together to do any kind of business activity together and then share the profits according to their arrangements.
Reply:Please check the land / revenue laws and rules of the place where you intend to undertake such a transaction.

If you are in Maharshtra ( am in Mumbai and purchased some land in Raigad district ), you MUST be a farmer officially to purchase the agricultural land.

You can purchase land in a group ( provided all of you are farmers ). There are ways to even get around this rule but then I can not discuss this in such an open forum. Hope you will understand this.

Please be in touch if you are in and around Mumbai and wish to have more information.
